LTR Visa (Long-Term Resident)

A 10-year visa for high-potential applicants. The Wealthy Pensioner category targets retirees aged 50+ with a passive income of at least 80,000 USD per year (or 40,000 USD plus a 250,000 USD investment in Thai assets); the Wealthy Global Citizen category requires one million USD in assets. Key benefit: an exemption from tax on foreign-sourced income, plus a single annual immigration check-in instead of the 90-day report.

Frequently Asked Questions

Can I own property in Thailand with these visas? expand_more
While a visa provides legal residency, property ownership is governed by different laws. Generally, foreigners can own condominiums 100% in their name. For landed property, we offer specialized legal structures such as long-term leases or company formations.
Do I need to be in Thailand during the application? expand_more
It depends on the visa type. For LTR and Privilege visas, much of the process can be initiated from abroad. For Retirement visas, you typically enter on a 90-day visa which we then convert locally in Hua Hin.
What are the financial requirements for a Thailand retirement visa in 2026? expand_more
For the Non-O retirement visa you must show a deposit of 800,000 THB in a Thai bank account, a monthly income of 65,000 THB, or a combination of both. The deposit must be in place two months before the first application and three months before each renewal, and the balance should never drop below 400,000 THB between renewals. The O-A variant also requires health insurance of 3,000,000 THB.
Which visa should I choose: Non-O, LTR or Thailand Privilege? expand_more
The Non-O suits retirees aged 50+ on a moderate budget. The LTR is for higher income or net worth and offers a foreign-income tax exemption. The Thailand Privilege is the simplest route — no age or income requirement — for a one-time fee of 650,000 to 5,000,000 THB. We assess your situation free of charge and recommend the right fit.
What is the 90-day report and do I have to handle it myself? expand_more
The 90-day report is a mandatory address notification every 90 days for long-stay visa holders such as the Non-O. It can be filed in person, by post or online. SmartView tracks this for its clients in Hua Hin to avoid any missed deadline, which can lead to a fine.
How does the annual renewal and re-entry permit work? expand_more
The Non-O retirement visa is renewed once a year at the Hua Hin immigration office, with an up-to-date file (bank statement, proof of address, forms; an income affidavit if you use the income method, where rules vary by nationality). If you leave Thailand during the year, a re-entry permit is essential — without it your visa is cancelled on exit: single-entry covers one trip, multiple-entry covers a year of travel. SmartView prepares your renewal, tracks every deadline and manages your re-entry permit so your status stays valid without interruption.
How long does it take to get a Thailand retirement visa? expand_more
For the Non-O, you usually enter on a 90-day visa, then convert it to a one-year extension locally in Hua Hin — a few weeks once you are here. The LTR takes around 20 working days for the BOI to assess. The Thailand Privilege requires a security check of 2 to 4 weeks before issuance.
